Business and Diplomatic Editor Yogesh Sood in conversation with Mr Sushil Bedarwal, CMD, Bedarwal Group

By Yogesh Sood

Mr Bedarwal, Bedarwal Group has become synonymous with foresight and credibility. How would you describe your journey so far?

It has been a journey of passion, perseverance, and learning. I started in real estate at the age of 18, identifying the immense potential of North Haryana, particularly Kundli, at a time when few looked beyond Delhi. From those early days of land aggregation to developing integrated townships, our guiding principle has always been to create lasting value. We have grown by anticipating tomorrow’s opportunities rather than reacting to them.

What, according to you, lies behind the Group’s success?

Our success rests on four pillars—trust, foresight, innovation, and customer focus. We began with a B2B model, helping other developers secure strategic land and later moved into B2C, building our own townships. That transition gave us direct insight into customer aspirations. Every project is conceived as an ‘Asset for Life’—something that will outlast market cycles and serve families for generations.

You worked with Mr Sushil Ansal early on. How important was that collaboration?

It was formative. Working with experienced developers taught me the mechanics of large-scale project execution—land procurement, regulatory navigation, finance and construction management. Helping to procure land for projects in Kundli and coordinating with developers like Ansal and TDI taught me practical lessons that guided our later B2C projects.

How do you differentiate Bedarwal Group from other real estate players?

We are long-term partners in people’s lives. Real estate is about shaping communities. Our commitment to thoughtful design, sustainable infrastructure and customer delight sets us apart. We don’t chase trends; we build for longevity.

63 Golf Drive had difficulties but is now complete. What can other developers learn from that experience?

The lesson is simple: ethics and delivery matter. When two-thirds of buyers defaulted, we used internal resources to finish the project because we owed it to homebuyers. That commitment builds trust—trust that lasts far longer than a single project cycle.

Where do you see Bedarwal Group in the next decade?

We aim to be among India’s most trusted and forward-looking developers—expanding across cities, delivering world-class townships, and continuing to build genuine ‘Assets for Life’. We will stay true to integrity, innovation and customer trust.

Any final message for your customers and stakeholders?

I would like to thank every homebuyer and partner who has placed their trust in us. Our promise remains the same—we will keep building spaces that enrich lives, add long-term value, and stand the test of time.
